Northern Liberties, Fishtown, Passyunk Square are Flipping Out!

Fancy a bit of evening real estate reading? Alan J. Heavens (our favorite real estate writer!) explores the house-flipping phenomenon in Northern Liberties, Fishtown, and Passyunk Square for today's Philadelphia Inquirer. Yes, it appears as though the flipping trend that took hold in the country is now becoming common in Philly, specifically in the neighborhoods mentioned above. Our own Chris Somers was quoted:

"[The] sweet spot seems to be in the $250,000 to $400,000 range," said broker Chris Somers of Re/Max Access in Northern Liberties. He had a settlement Thursday for a client who flipped a house in Passyunk Square, and "we got it sold in one day," he said."

So why are we flipping? Chris goes on to say that the housing market pickup is the reason for the increase. Read more about why these neighborhoods and others are flipping out here.

The Somers Team Gets a New Look!


You may have noticed our website is sporting a fresh new look these days. We were ready for an update and did a ton of research to see what consumers were looking for in a real estate website.

What we found to be most important across the board for all consumers, buyers, seller, renters, and investors was an easy-to-use site that gives them fast accurate information to meet their specific needs. We are super focused on delivering incredibly useful information - which means putting the home search option, market info, and helpful advice directly in front of you. No hunting around for what you need or distractions here!

I dare say the revamped is even more up-to-date and on target than Trulia or Zillow.  Trimming the fat leaves us with more of the good stuff, and lets us reach our goal of "Delivering Real Estate Happiness"  to our clients.

We Just Can’t Make This Stuff Up: Going the Extra Mile

As very active Philadelphia Realtors we at The Somers Team at Remax Access experience a lot of interesting and often hilarious things in our day to day activities. We find ourselves saying, "We Just Can't Make This Stuff Up!"

This past week for a Northern Liberties new construction property where we represented the seller, the buyer agent texted me saying he forgot to get the water meter reading.  No big deal I said,  I will get it.   When I went to the basement looking for the water meter, I noticed the panel on the wall and then realized that I would not be able to access it unless I crawled through the hole.

Thank goodness for doing yoga as I maneuvered my way through with a suit on.   I wondered if the buyer agent conveniently forgot : )

Philadelphia Real Estate is on Fire!

It is only early March, not yet Spring, and properties are flying off the shelf at a super fast brisk pace.  Even listings that have not sold in 6 months are going pending.  What is going on?  Simple - our local real estate market is on fire!!  Inventory is super low, buyers are feeling confident and interest rates are at 60 year lows.  Multiple offers are back and we have quickly turned from a buyers market to a sellers market.

Renters, instead of renewing inflated leases, are opting to buy as the pent-up demand is being unleashed.

Many sellers should not wait until spring (view our timeless blog) as the prime opportunity is now before AVI hits next year as well as being up against more listings.

Philadelphia Real Estate is on Fire !Personally, we sold 3 of our listings that have been on the market for less than a month in the last week and have seen similar statistics for other listings in Northern Liberties,Fishtown and Old Kensington as well as all over the City of Philadelphia!

In taking a quick glance of inventory in Northern Liberties for example, there are only 15 properties on the market between $300K and $400K (I took out one condo building's listings as they do not count anymore).  And of the 15, several are condos, and two are Active-O (pending) meaning the seller has instructed showings to continue until a contingency is finalized or the listing agent still wants to get leads from Zillow or Trulia during that time and confuse consumers.

In all of 19125 (Fishtown, Old Richmond and East Kensington) there are only 25 properties available between $250K and $300K.   I just went to settlement on one of my personal renovations this past week - 2405 E Huntingdon St.

This activity bodes very well for everyone in the industry, not to mention each specific neighborhood as it is obvious that 2013 will be another positive year of appreciation, and when you combine that with 2012 that will just fuel the fire that much more and provide a lot of strength going into the AVI headwinds of 2014.  Can you only imagine what the market would be doing without all of the fears and concerns of AVI?

Simply put... we are on fire!
