Giving Back to the Northern Liberties Neighbors Association

First off, I must say I am very happy to be writing this blog. Business has been good to us and of course we have worked very hard to achieve that.  But more importantly, we feel that it is important to give back to the community.  We have been residents in Northern Liberties since 2005 and our office is in Northern Liberties now as well.

NLNA

Thus, we recently implemented a new program where for every settlement we have in Northern Liberties, for every buyer and seller, we will donate 5 percent of the commissions earned to the Northern Liberties Neighbors Association (NLNA) .

As of this week, we have already donated over $750 to the NLNA.

If you are thinking about buying or selling in Northern Liberties and you are on the same page as us in terms of the importance of giving back to the community, feel free to call or email us to help achieve your goals !

We love Northern Liberties as it has a special place in our heart and take pride in our personal program in giving back to the neighborhood.

Super Bowl? How about North Bowl? The Annual NLNA Winter Holiday Party.

The Northern Liberties Neighbors Association is known for always waiting until long after the holidays to have their annual fundraising party...and you gotta love 'em for that. When it's dead of winter outside and there's not much going on, a party with friends and locals is just the thing to get you out of the house with the bonus of raising money for your neighborhood.

We showed off our bowling skills at last year's event at North Bowl and are happy to see that the NLNA is taking it back to the lanes again this year. We hope to see you there!

Northern Liberties Watch: December 9th’s NLNA Meeting

In case you missed last night's Northern Liberties Neighbors Association meeting, we stopped by to find out what's new, be it a concern or an inspiration, in the neighborhood. The house was packed, as always, with the friendly faces of the neighborhood.

  • Northern Liberties 2011 Calendars are still available and make great gifts.
  • Orianna Hill Dog Park will be Treecycling this year. As you may know, Christmas trees are currently not recycled by the city of Philadelphia, so make sure you remove all of the decorations and drop your tree off with a $5 donation at Orianna Hill so that your tree does not end up in a landfill.
  • Theresa Marley and Angel Flores both spoke about how to get involved with the DA’s Action Center at the Piazza. Click on the photo at left for email and phone numbers.
  • Katrina Mansfield from the Northern Liberties Townwatch encouraged neighbors to sign up for patrol and to discuss security cameras. For more information on how to get involved, you can contact Mansfield at townwatch [at] nlna.org

  • The Daskal Family (of North Bowl) received a Community Service Award from NLNA for their efforts in planting trees and improving the neighborhood. North Bowl is an amazing neighborhood entertainment venue and it was great to see the Daskals honored for giving back to the community.

Ribs + Music + Beer = Recipe for a Good Time in Northern Liberties

Here's a delicious reminder: Saturday, September 11 is the annual A Full Plate Rib Cook Off, which begins at noon at Liberty Lands Park.  It's $20 for an all-you-can-eat BBQ buffet, so you can sample all of the contenders and pick your favorite from the 3 categories (ribs, organic chicken, and vegetarian).  The Philadelphia Brewing Company beer truck will be on-site.

Following the event, The NLNA Fall Music Fest has a line-up that drifts well into the evening for a perfect early autumn agenda.  Here is the schedule:

Philly Orchard Projects Brings POP to Northern Liberties

Liberty Lands Park is a prime location for Philadelphia Orchard Project's POP Music Festival: it's a strong example of how communities can organize and maintain their gardens through communication and hard work. The Project's aim is to build community food security for the city of Philadelphia by planting new orchards and maintaining and expanding current ones as real sources of Philly-grown food.  It recently won a $15,000 grant in the Green Heroes Program.

So what's next? The POP Music Festival on Saturday, July 17 (3:00 - 8:30pm) at Liberty Lands in Northern Liberties.  The festival and fundraiser will have performances from local bands The Weeds, West Philadelphia Orchestra, and others, with food for purchase from Honest Tom's Taco Truck, Dapper Dog, and Buttercream Cupcakes. The event received generous donations and support from NLNA, Johnny Brenda's, Philly Compost, and Philadelphia Brewing Company. Suggested donation: $15 ($5 for kids and designated drivers).

Free Rain Barrels for Northern Liberties Residents and Businesses

Hey, remember rain? We sure could use some of it during this hot beginning of the week.

The Northern Liberties Neighbors Association wants you to know that free rain barrels are available to all neighborhood residents and businesses, just email the NLNA Clean & Green Coordinator Lara Kelly at trash@nlna.org with your name and address, a description of your downspout: shape (round or square), size (2"x3", 3" round, etc.), and texture (smooth or rippled), and confirmation that you can fit a barrel 3 ft. high and 29" in your yard near a gutter downspout.

A rain barrel can help keep stormwater out of your gutters, and with all of the gardens and outdoor green spaces in Northern Liberties, this water can be used to water and give the land some much needed hydration during drier times (such as now).  With the sun beating down on Philadelphia right now, we sure hope that the Water Department extends the free rain barrels to neighborhoods throughout the city.

5  Things to Do After June 30th to Grow Your Business

If you are like us, we have been incredibly busy due to the Tax Credit stimulus. The weeks leading up to April 30th were crazy getting buyers under contract and having the majority of our listings fly off the shelve, several with multiple offers.  All of those deals have either already settled or will be settling in the next few days. It has been an incredible 2010 for The Somers Team already !

However, we do not want the momentum and the activity to stop. We do believe that the 2nd half of the year will be much slower than the first half.   How can it not be when so much demand was pushed up to the first half ?  But with mortgage rates so low, that will be a driving force for the second half to be stable. In addition, below is a list of things we are planning to do to help grow our business for the future and to have that kick-start going into 2011 !

1.  Take a vacation or take some "me" time

The old saying goes as soon as you go on vacation buyers will come out of the woodwork and a deal or two will come in on your listings.  It is a golden rule !  Try it ! More importantly it is so necessary to take a break and relax, rejuvenate and come back stronger !  Or if you do not do a vacation, take some time for yourself as there will be more time in the day.  For example, Stephanie just started taking Pilates classes and I have been to The Training Station 3 out of the last 4 days.  Hopefully we keep it up !

2.  Focus on your marketing and lead generation

When things get slower, that is the best time to lead generate. Focus in on your marketing efforts.  Take a look at your website.  What can you do to improve it ?  If you do not have a website, well now will be the time to get one.  Are you involved in Social Media ?  If not, now is the time to build your social media marketing strategies.  Take a look at what has been working for you and what has not been working as far as lead generation and develop a plan to build on the things that work and perhaps eliminate some of the things that do not.  We plan on making some enhancements and changes to our ever-growing The Somers Team site which should be a lot of fun.  Our goal is to always stay ahead of the curve from a technology and innovation standpoint.

3.  Blog Blog Blog

I am a big believer in blogging. Blog about your community, your stories, your experiences, your knowledge, public events, your clients.  Being that you will have more time, take advantage it and knock out several blogs per week.  If you do not have a blog, now is the time to get one !  If you have one but it has been static, set a goal for doing 2 or 3 blogs per week.  There has been a ton of testimonials from bloggers who have shared the business they have received from blogging.  We are no exception.  Our blog (s) have been a huge driver for us in terms of exposure and working with new propsects and clients as a result.

4. Network Network Network

This one is not an easy one for me as believe it or not, I have social anxiety disorder sometimes. But with having more time on your hands, what a great opportunity to get out there and do those things that you just did not have time to before with the tax credit frenzy.   Attend those tweet-ups, those broker opens, those networking opportunities for groups and civic associations, your neighborhood functions, volunteer groups and so forth.   This past week I attended "Homes 4 Hounds" and won 2 prizes from the raffle as well as the Northern Liberties Neighborhood Association monthly meeting which I have missed the last several months just being so busy.   As a result, I had the opportunity to see some folks and have some conversations with people I have not seen in awhile.  What a great way to stay connected !

5.  Jump into a niche area such as short sales

With things being slower, you can take on the more time consuming short sale deals of the world. If you are not doing these deals, now is the time to start !  Blog about it, do a few deals and begin to share that in your community.  I would think almost every city has folks who are in hardship and need the services of someone who knows what they are doing.  It is amazing here in Philadelphia how few agents really know how to do a short sale or what a short sale is and how it works.  We have sellers who find us and need our help just from the short sale blogs that we do.  If you are not interested in short sales, find that niche market in your area that you are not involved in yet and jump in !  You will be glad you did in 2011 when your business is up 10 to 20 percent !

These are just a few ideas. Of course, there are many more !  Please share what else you might do the second half of the year to kick-start your business into 2011 !  And please share your thoughts on the above in the comments below.

Coming Soon: 2010 Liberty Lands Summer Movie Series

Liberty Lands Summer Movie SeriesWhat makes watching a movie outdoors so much better than being cooped up inside? We can't say. While there's something nice about the chill of a dark theater on a sticky day, or cozying up on the sofa to watch a flick when it's pouring outside, there's also quite a bit of spontaneous adventure when gathering with your friends and neighbors to catch a movie in the open. The NLNA just announced the schedule for the outdoor movies at Liberty Lands Park in Northern Liberties, which has been a summer tradition for many years. You can view the schedule here.

Every Tuesday, starting June 22, movies will begin at 9 pm, with rainy or windy nights to be rescheduled on Thursdays. Blind Side will be first up in the series, and other movies to be shown throughout the summer include: Transformers, Nick and Nora's Infinite Playlist, and Dirty Dancing.

It’s Flea Season in Northern Liberties

the PiazzaGetting ready to move? Unload your unwanted extras and old furniture at the Piazza Flea this summer.  The series of flea markets kicks off on May 29 and 30 from noon to 7 pm.

Future flea market dates are June 26-27 . There are also flea markets scheduled for Friday nights at 5 pm, which will coincide with movie nights and live music.
