Condo Source: Waterfront Square Auction

We've talked before about Waterfront Square, some successful short sales we've had at the riverfront condominiums, and why we were concerned about the plummeting values that we were seeing there.

Now, Philly.com is reporting that the 35 luxury condos are up for auction from $195,000 - $415,000, at price reductions of over 50%.  We have been noticing a few condo auctions this year, but this one is particularly interesting because of the condo's proximity to the new SugarHouse Casino, which we wrote about earlier today.  The story mentions that the opening of SugarHouse has been seen as a plus for Waterfront's current residents, as it has brought development to the area.

The auction is scheduled for  Sunday, Nov. 21, at 4 pm, at the Hyatt Regency Philadelphia at Penn's Landing, 201 S. Columbus Blvd. There will be an Open House Preview through Nov. 20.

Condo Source: Naval Square

Living in the city of Philadelphia isn't exactly a privacy-seeker's first choice. But at the The Naval Square Homes in Grays Ferry, you can have a more private, peaceful living experience that is steps away from cafes and shops.  There are two options for your Naval Square experience. You can choose a Captain's Court  Townhome with a private garage or a unique, historically renovated  Bainbridge Court Condo. Phase 1 of Naval Square's 345 condominiums was so successful that Toll Brothers is now developing Phase II, to be completed in 2014, which will add 185 condos and 72 townhomes.

Condo Source: The Cigar Factory Lofts

In Philadelphia, we like to name our condominiums after the building's history. Case in point: The Cigar Factory Lofts in Northern Liberties.

The History: The building was formerly owned by Theobold & Oppenheimer Company, one of the largest cigar manufacturers in Philadelphia.  It is said that most of Theobold & Oppenheimer's 700 employees were female.

The Goods: Today, the Lofts at 1147 N. 4th St. are much more gender diverse. The loft's features include high ceilings made with timber plank, exposed brick, large windows, hardwood floors, granite countertops throughout, and marble showers in the luxury bathrooms.
