The Power of a Blog

When I went into Metro Home and Hardware the other day, I spoke with Ben and introduced myself. The rest of the conversation in a nutshell is below:

Ben: Chris... I did not recognize you. Your wife comes in here all the time to get keys made.

Me: Yes, today is my day to make some copies of keys.

Ben: You know, John and I cannot thank you enough for the article you wrote about us. It really helped us out.

Me: Really ?

Ben: Oh yes ! That article got us a lot of business when we first opened ! We really needed the business too.

Me: That is great. That makes me really happy. I had no idea ! How is business now ?

Ben: Thankfully, really good.

I just checked. That blog we wrote was in November 2008 -Metrow West Hardware - Northern Liberties Hardware Store !

It is amazing how one blog can really impact the lives of others. As a blogger, I take a lot of pride in that !

That evening, I went to The Training Station for a work-out. Phil, the owner, mentioned that he saw me make some comments on their blog and was thanking me. I said, yes, I am a blogger. And then he mentioned the first blog we did for him "The Training Station Launches Today" placed higher on the Google search than his site ! But he was thankful since it was a very positive blog !

So whenever you write about others you give back to your community.

The power of a Blog.... well, can be, very powerful and rewarding !

How to Increase Your Agent Referral Business in 7 easy and fun steps !

How to Increase Your Agent Referral BusinessYesterday I received a check in the mail for over $3,000. I could not figure out what it was for at first.  I thought it was for a second deposit for a deal but then I saw it said real estate commission on it.  I thought "Hmmm, maybe this is a referral check" ?  I looked at the address and went online and sure enough it was a referral check for a property just closed for about $500K and the buyers agent was in fact the agent that we referred a buyer to.  How sweet is that ?

On top of that, we just closed several deals that were referred to us from other agents, some relatively local and some from out of state.  I have noticed that our referral business in 2009 and in 2010 is much higher than 2008 and prior.  Why is that ?

A big part of that answer lies right here... in the Rain !! Yes, the $3,000 referral was a buyer lead that we referred to another Active Rain member.  A month prior we had a settlement from her referral and sent her a referral check !  Gotta love that referral love !!! A few weeks ago we had another settlement for a seller that was referred to us by another Rainer !  Holy moly, do you see where I am going here ?  It goes on and on ...

Thus, here are a few simple suggestions in terms of how to increase your Agent Referral Business:

1.  Join Active Rain

By joining Active Rain, you will be involved in one of the premier real estate groups in the country.  And you will have the opportunity to jump into blogging.  Not to mention, have all the resources necessary to stay ahead of the curve from a technology and innovation standpoint.

2.  Be active in the AR community.  Jump into blogging and be interactive with your fellow bloggers.

Get involved !  Comment on other blogs, interact, ask questions and pump out your blog content.  Your blog begins to establish credibility as well as your comments and presence when another member may have a referral and they are browsing through wondering who they should refer their client to.

3.  Have an effective social media presence (Facebook, Twitter, etc  - check out our pages)

The larger presence you have online, the greater chance that other Realtors will find you when they have a referral for your area.

4.  Attend all local Raincamps !

Face-to-face meetings are the best way to network.  We have met so many wonderful people by attending Raincamp and other Active Rain networking opportunities.  If there is not one local, go to the nearest one possible.

5.  Attend all local Real Estate Bar Camps as well as conferences such as Inman Real Estate Connect .

This is another great way to meet folks in your industry, not to mention fabulous learning opportunities.

6.  Do great work !

When another agent refers a client to you, it is a huge compliment.  Treat it as such and do excellent work for your work will be a reflection on that referring agent.  More importantly, it can lead to more referrals if things work out well.  And if they do not, that referring source will be no longer.

7.  Blog Blog Blog !

We have received referrals from other agents in different states just with them finding our blog !  So the stronger presence your blog has, the greater chance you will receive more referring business.

Developing and building your own referral network is a great way to grow your business and add to your income in the years to come. The bottom line is like anything else, it requires hard work, networking and being excellent at what you do.

5  Things to Do After June 30th to Grow Your Business

If you are like us, we have been incredibly busy due to the Tax Credit stimulus. The weeks leading up to April 30th were crazy getting buyers under contract and having the majority of our listings fly off the shelve, several with multiple offers.  All of those deals have either already settled or will be settling in the next few days. It has been an incredible 2010 for The Somers Team already !

However, we do not want the momentum and the activity to stop. We do believe that the 2nd half of the year will be much slower than the first half.   How can it not be when so much demand was pushed up to the first half ?  But with mortgage rates so low, that will be a driving force for the second half to be stable. In addition, below is a list of things we are planning to do to help grow our business for the future and to have that kick-start going into 2011 !

1.  Take a vacation or take some "me" time

The old saying goes as soon as you go on vacation buyers will come out of the woodwork and a deal or two will come in on your listings.  It is a golden rule !  Try it ! More importantly it is so necessary to take a break and relax, rejuvenate and come back stronger !  Or if you do not do a vacation, take some time for yourself as there will be more time in the day.  For example, Stephanie just started taking Pilates classes and I have been to The Training Station 3 out of the last 4 days.  Hopefully we keep it up !

2.  Focus on your marketing and lead generation

When things get slower, that is the best time to lead generate. Focus in on your marketing efforts.  Take a look at your website.  What can you do to improve it ?  If you do not have a website, well now will be the time to get one.  Are you involved in Social Media ?  If not, now is the time to build your social media marketing strategies.  Take a look at what has been working for you and what has not been working as far as lead generation and develop a plan to build on the things that work and perhaps eliminate some of the things that do not.  We plan on making some enhancements and changes to our ever-growing The Somers Team site which should be a lot of fun.  Our goal is to always stay ahead of the curve from a technology and innovation standpoint.

3.  Blog Blog Blog

I am a big believer in blogging. Blog about your community, your stories, your experiences, your knowledge, public events, your clients.  Being that you will have more time, take advantage it and knock out several blogs per week.  If you do not have a blog, now is the time to get one !  If you have one but it has been static, set a goal for doing 2 or 3 blogs per week.  There has been a ton of testimonials from bloggers who have shared the business they have received from blogging.  We are no exception.  Our blog (s) have been a huge driver for us in terms of exposure and working with new propsects and clients as a result.

4. Network Network Network

This one is not an easy one for me as believe it or not, I have social anxiety disorder sometimes. But with having more time on your hands, what a great opportunity to get out there and do those things that you just did not have time to before with the tax credit frenzy.   Attend those tweet-ups, those broker opens, those networking opportunities for groups and civic associations, your neighborhood functions, volunteer groups and so forth.   This past week I attended "Homes 4 Hounds" and won 2 prizes from the raffle as well as the Northern Liberties Neighborhood Association monthly meeting which I have missed the last several months just being so busy.   As a result, I had the opportunity to see some folks and have some conversations with people I have not seen in awhile.  What a great way to stay connected !

5.  Jump into a niche area such as short sales

With things being slower, you can take on the more time consuming short sale deals of the world. If you are not doing these deals, now is the time to start !  Blog about it, do a few deals and begin to share that in your community.  I would think almost every city has folks who are in hardship and need the services of someone who knows what they are doing.  It is amazing here in Philadelphia how few agents really know how to do a short sale or what a short sale is and how it works.  We have sellers who find us and need our help just from the short sale blogs that we do.  If you are not interested in short sales, find that niche market in your area that you are not involved in yet and jump in !  You will be glad you did in 2011 when your business is up 10 to 20 percent !

Becoming a Certified Social Marketer at The Pyramid Club !

This past week Stephanie and I took the course Social Media Marketing from the Social Media Marketing Institute . The course was taught by two expert Social Media gurus, Bill Lublin and Kim Wood . Bill and Kim were fantastic instructors, making the course not only highly informative, but very interactive and fun.

Hopefully, once we find out that we passed the test, both of us will be Certified Social Marketers !

We highly recommend taking this class as it will help you harness the information that you already have and what you are currently doing to take it to the next level. And if you are just getting started in Social Media and blogging, then this course will ignite you to move forward.
